A good valuer and a solid lease extension valuation is very important for each lease extension – because it will affect how well your valuer can negotiate the premium.
We have seen some valuation reports which are no more than a quick look on Rightmove and punching some figures into an Excel spreadsheet. Read reviews from other customers to see if the quality of the analysis is referenced.
If you read our reviews, you can see that our clients often reference that we worked hard to negotiate them a fair lease extension price – and this is always based on extensive analysis of what other comparable properties have sold for.
You should also check reviews to see whether other people have referred using their valuer as an expert witness at First Tier Tribunal. The first thing you should check for in reviews is that the firm you are using has frequent reviews from customers relating to lease extensions. Even if they’re well reviewed for other services – conveyancing or divorce law perhaps – this doesn’t mean that they have sufficient expertise to do a good job of your lease extension.
Look through reviews to see what clients are saying about their lease extension solicitor. Did they take the time to explain the process and the advice they are providing?
